A square-metre rate is a shorthand for finishing cost, but it does not show everything you receive. Materials, site conditions and completed work can make two rates misleading to compare, even for similar areas.
Start with the building’s current condition
Photograph each space and record completed plastering, installations, waterproofing and flooring. Note any removal or repair needed before finishing; surface preparation and protection may be separate items in an occupied building.
Turn general descriptions into specifications
Instead of simply asking for “excellent finishes”, define flooring type, size and specifications, paint systems, ceilings, doors and hardware. Approve samples, alternatives and change procedures before purchase, and explain later owner selections and how cost differences are calculated.
Separate equipment from installations
Check whether the quote includes sanitaryware, taps, lights, switches, sockets and equipment, or only connection preparation and fitting. The same applies to kitchens, air conditioning and work by separate suppliers.
A comparison checklist before agreement
For each item, list quantity, unit, specification and supply and installation responsibility. Add removal, transport, cleaning, protection and exclusions. Review area measurement, payments, quote validity, timing and included taxes rather than just the total.
Plan decisions before execution
Late material choices or moving points after surfaces are closed can add time and work. Coordinate layout and material approvals with work stages, and record comments at each stage rather than leaving everything to final handover.
Is there one fixed price for every project in Tabuk?
The city alone does not determine an accurate price. Your quote depends on quantities, specifications, building condition, material availability and execution conditions. Request a clearly dated quote for identified documents and update it if these change.
